Addendum

Rental conditions:
If the lease is not renewed, the tenant must honor all requests for visits, with 24 hours' notice 3 months before the end of the lease.

The tenant must be approved by the landlord. The tenant must provide all documents requested by the LANDLORD for the credit check, and the tenant must bear the costs, if any, for certain documents to be provided. Tenants with a criminal record will be automatically refused by the LANDLORD.

Moving costs are the responsibility of the tenant for reserving the elevator. An amount of $150 to $200 depending on the day of the move (4-hour block) and an additional $25 per extra hour must be paid to the landlord before moving in. A security deposit check for the move must be given to the building manager on moving day (to ensure that there will be no damage by the movers). This check will be returned to the tenant within 24 hours after the move or immediately after the move.

The landlord will have the apartment cleaned before the move-in date.

The tenant must pay $250 (unfurnished 2-bedroom unit) for the move-out cleaning by a cleaning company. The amount will be deducted from the security deposit if the tenant does not have the cleaning done by a professional company. We allow the tenant to use their own cleaning lady.

Smoking is prohibited in the unit. Smoking is permitted on the balcony or terrace.

Pets are not allowed.

Subletting is prohibited (under penalty of a fine from the syndicate).

It is prohibited to make any modifications to the unit under penalty of having to reimburse the
owner for restoring the unit to its original condition. The amount of the penalty will be deducted from the security deposit.

The tenant must provide $2,000,000 in liability insurance throughout the rental period.

The tenant must provide the owner with a one-month security deposit. The security deposit cannot be considered as the last month's rent. The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as when they took possession. If there is any breakage or damage (not due to normal wear and tear), the landlord may retain an amount from the security deposit for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.

The tenant agrees to comply with the condominium rules and is responsible for any fines incurred.
The landlord will provide 2 condominium keys, 1 mailbox key, 1 storage key, 2 door chips, and a garage remote control.

Inclusions

Refrigerator, stovetop, built-in oven, dishwasher, washer/dryer, ceiling lights, curtains and/or blinds already installed. TV stand and wall-mounted storage in the living room, TV in the master bedroom.

Exclusions

Other than what is included. Tenant's furniture and personal belongings. Hydro Québec, internet, and cable. Civil liability insurance of $2 million.
