RENTAL CONDITIONS:
The rent will be $3,900 instead of $3,700 if the lease is less than 12 months (between 8 and 11 months) and $4,200 per month if the lease is between 7 and 6 months. Minimum lease of 6 months.

If the lease is not renewed, the tenant must honor all requests to visit, with 24-hour notice within 3 months of the end of the lease.

Tenants must be approved by the landlord.

The landlord will have the apartment cleaned prior to the occupancy date.

The tenant will be required to pay the sum of $400 for exit cleaning by a cleaning company. The amount will be deducted from the security deposit.

Smoking is not permitted in the unit. Smoking is permitted on the balcony or terrace.

Pets are not allowed.

It is forbidden to make any modifications in the unit under penalty of reimbursing the owner to correct this.

Sub-letting prohibited ( under penalty of fine from the syndicate )

Tenant must provide $2,000,000 liability insurance.

The tenant must provide the owner with a one-month security deposit.

The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises have been returned in the same condition as when possession was taken.

Tenants agree to abide by the rules of the condominium and are responsible for any fines incurred.
