Addendum

RENTAL CONDITIONS:

- Hydro-Québec utility costs included in the rental price must not exceed $1,800 per year. Any difference will be paid to the landlord at the end of the lease. This amount may be deducted from the security deposit.

- The landlord will have the apartment cleaned before the move-in date.

- The tenant will be required to pay $400 (for a furnished 2-bedroom unit) for move-out cleaning by a professional cleaning company. This amount will be deducted from the security deposit.

We allow the tenant to hire their own cleaning service, provided that the cleaning is thorough, including interior windows, the inside of all kitchen and bathroom cabinets, laundry, and all other standard cleaning procedures.

- If the lease is not renewed, the tenant must accommodate all requests for showings, with 24 hours' notice within 3 months prior to the end of the lease (12-month lease), or 45 days prior to the end of the lease (less than 12 months).

- The broker will be responsible for verifying the tenant's payment history. Tenants must be approved by the landlord. The tenant will be responsible for the cost of any documents required to prove their creditworthiness.

- Smoking is prohibited inside the unit. Smoking is permitted on the balcony or terrace.

- Pets are not allowed.

- Subletting is prohibited (under penalty of a fine from the condominium association).

- The tenant must provide $2,000,000 liability insurance for the entire duration of the lease.

- The tenant must provide a security deposit equal to one month's rent. The security deposit will be returned to the tenant within a maximum of 15 days following their departure, once the premises are returned in the same condition as at the start of the tenancy. If there is any breakage or damage (not normal wear and tear), the landlord may deduct an amount from the security deposit check for repairs. An invoice for these repairs, if applicable, will be provided to the tenant.

- Tenants agree to abide by the condominium regulations and are responsible for any fines incurred.

- It is forbidden to make any alterations to the unit under penalty of having to pay the landlord the cost of restoring the unit to its condition as recorded in the inventory on the first day of the tenancy.

- The landlord will provide 2 condominium keys, 1 mailbox key, 2 door key fobs, 1 storage locker key, and a garage door opener. Additional key fobs will be ordered directly by the tenant from the building administration, and additional keys will be duplicated directly by the tenant with the landlord's authorization.

- A fee for lost keys, key fobs, or garage door openers will be charged to the tenant: $50 per lost key, $50 per lost key fob, and $95 for the garage door opener. This amount will be deducted from the security deposit.
