Non-smoking: tobacco, cannabis, or any other substance is prohibited inside the unit and in common areas (the tenant must ensure this for all occupants and guests).

Subletting / Airbnb: prohibited without the landlord's written consent.

Screening: employer and previous landlord references, credit and payment history, and a full pre-rental screening are required at the selected applicant's expense; the lease is conditional upon approval.

Payment: post-dated cheques for the full lease term (or bank transfers by agreement).

NSF cheques: $50 fee per returned cheque plus replacement of the amount within 5 business days.
