CONDITIONS :
If the lease is not renewed, the tenant must honor all visitation requests, with 24
hours notice 3 month before the end of the lease.
Tenants must be approved by the owner. The broker will be responsible for checking the
customer's credit. The information will be sent to the owner for approval.
The landlord will have the apartment cleaned before the occupancy date.
The tenant will have to pay the sum of $250 for exit cleaning by a cleaning company. The amount will be deducted from the security deposit if the tenant doesn't process at the cleaning of the unit.
We leave the possibility to the tenant to take his cleaning lady.
Smoking is not permitted in the unit. Smoking is allowed on the balcony or terrace.
The presence of animals is accepted with small pets.
Sub-rental prohibited (under penalty of contravention of the syndicate)
The tenant will have to provide civil liability insurance of $2,000,000.
The tenant will have to give a security deposit of one month to the owner.
The security deposit will be returned to the tenant within a maximum period of 15 days following their departure, once the premises have been returned under the same conditions as when taking possession. If there is any breakage or damage (not normal wear and tear), the owner may withhold money from the security deposit check for repairs. An invoice corresponding to these repairs, if applicable, will be provided to the tenant.
The payment of the rent will be made by interac transfer directly to the owner.
It is forbidden to make any alterations to the unit, under penalty of having to reimburse the
owner to restore the unit to its original condition. The amount of the penalty will be deducted
from the security deposit. The owner will provide the tenant with an invoice for the work done.
Moving expenses are the responsibility of the tenant for the reservation of the lift. An amount of $200 (block of 4 hours) and an additional $25 per additional hour must be paid to the landlord before moving in. A deposit of $1000 for the move must be given to the building manager on the day of the move (to ensure that there will be no breakages by the movers). This cheque will be returned to the tenant within 24 hours of the move or immediately after the move.
The tenants undertake to respect the regulations of the co-ownership and are responsible for any fine incurred.
The landlord will provide 2 condominium keys, 1 mailbox key, 2 door chips, 1 storage key, 1 remote control for the garage (garage is an option).
Fees for loss of keys, magnetic chip or garage remote control will be charged to the tenant: $50 per lost key, $50 per lost chip and $95 for the remote control. the amount will be deducted from the security deposit.
Inclusions
