Addendum

Lease term: 12 months or more.

The Tenant shall not smoke, and shall not permit anyone to smoke, tobacco, cannabis, or any other substance in the premises, common areas, or the property to which they belong.

No subletting via Airbnb or other similar short-term rentals will be permitted; any such attempt will be considered a breach of the lease.

Proof of liability insurance ($2,000,000) and confirmation from Hydro-Québec must be provided prior to possession.

The lease is conditional upon a credit report check and authorization to verify payment history, as well as references if necessary (at the Tenant's expense), to the satisfaction of the Landlord.

The Tenant is not permitted to sublet or transfer the lease without the Landlord's written consent.

The Tenant agrees to provide post-dated checks for the entire lease term.

The accommodations must be delivered clean and ready for occupancy and returned at the end of the lease in the same condition as at the beginning, with the exception of normal wear and tear. Any significant damage will be repaired at the tenant's expense before departure.

The tenant is responsible for any damage caused to the premises and must remedy it immediately and professionally.

If, at the end of the lease, the lease is not renewed, the tenant must honor all viewing requests from new tenants or potential buyers, with 48 hours' notice.

The tenant will be responsible for paying any fees related to lost keys.

The landlord reserves the right to inspect the premises with 48 hours' notice, and the tenant must authorize this access.

The tenant must behave as a prudent administrator and not disturb the peace and quiet of neighbors.
